Commercial Property Manager

Criterion Capital is looking for an experienced and proactive Commercial Property Manager to oversee the operations and management of our diverse portfolio of commercial properties. About the Role:

As Commercial Property Manager, you will ensure the smooth running of our commercial properties while delivering exceptional service to tenants and stakeholders. You’ll be responsible for operational efficiency, legal compliance, and maintaining property records, all while collaborating with internal teams to enhance asset value.

Key Responsibilities:

• Manage a portfolio of commercial properties, ensuring operational excellence and tenant satisfaction.
• Build and maintain strong relationships with tenants, contractors, and stakeholders.
• Conduct property inspections and ensure compliance with health, safety, and statutory regulations.
• Administer service charge budgets, utilities, and financial reconciliations in coordination with internal teams.
• Maintain accurate records of property compliance, including fire safety and HSE inspections.
• Source competitive quotations and oversee contractors for maintenance and repair works.
• Supervise contractors during inspections, maintenance, and project execution.
• Respond promptly to maintenance requests and tenant queries.
• Manage and monitor landlord system contracts, ensuring timely renewals.
• Support insurance claims management and resolve issues efficiently.
• Collaborate with internal and external stakeholders to improve asset value and performance.
• Update and maintain property management systems for scheduling and record-keeping.
• Identify potential risks and recommend effective mitigation strategies.
• Assist with property improvement and refurbishment projects alongside in-house teams.
• Provide regular updates and reports to senior management.

Qualifications & Experience:

• Minimum of 2 years of experience in property management, ideally within commercial properties.
• Strong interpersonal and communication skills, with the ability to handle challenging conversations professionally.
• Proven track record of building and maintaining professional relationships with tenants, landlords, and contractors.
• Familiarity with UK health and safety regulations and property compliance standards.
• Proficiency in Microsoft Office and property management software.
