On a significant MoD site near Watford, and reporting into the Hard Services Operations Manager, the PPM Contracts Manager is responsible for the delivery of sub-contracted planned maintenance, statutory inspections, professional / non-professional inspections and technical compliance for building services, fabric, utilities, engineering plant and equipment necessary to support the site.
What Will You Bring To
- Develop and implement the site maintenance programs for planned maintenance, waste management, catering equipment maintenance, water system maintenance, statutory inspections, professional and non-professional inspections as delegated for the site services and assets
- Prepare scopes of work for the delivery of outsourced inspections and works
- Prepare and/or review reports arising from statutory inspections, audits, professional and non-professional inspections
- Prepare and implement action plans for identified actions and recommendations arising from audits and inspections
- Hold regular site meetings with suppliers to ensure quality and safety SLA/KPI’s are delivered in accordance with Skanska policies and procedures
- Ensure that engineering management strategies and processes are planned and implemented to mitigate operational risks and develop business continuity plans
- Ensure tasks arising from inspections are logged on the Helpdesk and details of lifecycle items are provided to the Lifecycle Manager along with supporting evidence and business cases
- In conjunction with the Operations Manager (HFM), A&E Deputy Management Team and Technical Compliance Manager provide support for statutory and technical compliance of assets, systems, processes and working environments
- Prepare and provide management reports for the services managed
- Effectively manage staff and sub-contractors ensuring work is carried out in line with PPM programmes, procedures and statutory compliance
- Prepare, plan and co-ordinate all activities associated with Disruptions Notices including liaison with the Client and all related parties
- Initiate, co-ordinate and implement inductions, carry out team talks, toolbox talks, safety stand downs and 1-2-1’s for PDR’s
- Monitor suppliers and Skanska staff to ensure compliance with the Skanska IFE (Injury Free Environment) health and safety processes and procedures
We are looking for:
- Previous experience in a similar role in FM / Building Services with knowledge of relevant maintenance standards (e.g. SFG20)
- Health & Safety qualification (IOSH/NEBOSH)
- Excellent team working and problem-solving capabilities
- Experienced in preparing technical reports and lifecycle business cases
- Proficient in Microsoft packages, including word, excel and outlook
- Ability to manage several services simultaneously in accordance with the Northwood SLA’s and client expectations
- Must be capable of fully satisfying the Client security clearance minimum requirements
- Recent work experience in a MOD environment or equivalent and compliance with Safe Systems of Work (JSP 375, Vol 3)
- Able to gain MoD Security Clearance
