Job Summary
Canary Wharf Management Limited (‘CWML’) is the property management arm of Canary Wharf Group plc (‘CWG’). CWML currently manages the Canary Wharf Estate, comprising 17m sq. ft, as well as the multi-let office and retail properties on the estate. CWML also manages the Wood Wharf Estate adjacent to the Canary Wharf Estate through Wood Wharf Estate Management Limited (‘WWML’).
To provide support to the Manager – Property Management Services and relevant estate and building managers in ensuring the smooth running of all financial aspects relating to the management of Service Charges across the Canary Wharf and Wood Wharf Estates. The candidate will maintain and be responsible for a portfolio of estate and/ or buildings and the associated accounting tasks in the smooth running of the service charge process. The role will work closely with Property Accountants managing the Canary Wharf Estate and the wider property management services team.
4 days in office / 1 WFH
Salary: circa £55k
Main Responsibilities
- Assist with the maintenance of complex service charge estate, including NIA & density calculations.
- Preparation of service charge budgets and calculation of service charges for tenants.
- Raising quarterly service charges in a timely manner, including landlord void billing.
- Reviewing service charge expenditure and investigating variances against budget, request forecasting adjustments if required, including presenting service charge reports at monthly budget meetings.
- Preparation of the year end service charge accounts and reconciliation, including liaising with service charge auditors.
- Communicating effectively with Estate / Building Managers and head office staff to ensure timely delivery of monthly reports to CWML Directors and external clients and resolution of queries.
- Proactively manage the rapid expansion of the estate and associated Yardi configuration setup.
- Assist with system development and process automation of estate service charges.
- Review and reconciliation of tenant and landlord direct recoveries.
- Liaise with Management Accounts/Financial Accounts on group reporting, financial statements and external audits.
- Quarterly reconciliation of balance sheet accounts and assisting the Financial Controller in presenting financial results to Group Finance on a quarterly basis.
- Assist the Manager – Property Management Services and the wider team with other tasks as may be required.
What We Require Of You
- Experience of at least 5 years in a service charge accounting background within a Property Management environment is essential. Broad experience across commercial, residential and retail service charges is highly desirable.
- Experience using property management systems is required – experience with Yardi would be a particular benefit but is not required.
- Part-Qualified accountant or Studying (ACA, ACCA or ACMA) is preferred.
- The candidate must be able to work independently under pressure and be able to meet strict deadlines.
- Strong data analysis skills and an ability to identify and resolve problems is essential.
- Possess good communication skills and a desire to work closely with the wider Property Management Services team. Be able to establish good working relationships across the organisation.
- Good Excel skills and an ability to present financial results in a concise and understandable manner is essential.
